SAFELEASE AND STORABLE - Update as of February 20, 2025
On February 19, the Texas Business Court, Third Division, found in SafeLease’s favor and granted us a temporary injunction. The injunction prevents Storable from taking actions that “prevent, impede, or otherwise interfere with SafeLease’s authorized-user access to mutual customers’ data stored in FMS systems”.
What this means for you: You can use SafeLease and Storable software without interruption.

Summary
- Relief Granted – The Texas Business Court issued a temporary injunction in favor of SafeLease. The injunction prevents Storable from blocking our access to customer-owned data within StorEDGE, Sitelink, and Easy Storage Solutions. The injunction lasts until after our case against Storable goes to trial next year.
- Our Allegations – SafeLease alleges that Storable has engaged in wrongful behavior by restricting SafeLease’s access to customer data we need to provide insurance services to our existing customers.
- The Evidence – The Court found credible evidence that Storable took calculated actions to impede, prevent, and interfere with your agreements and services with SafeLease. The Court also found that Storable’s accusations that SafeLease misused data, introduced malware, or caused system disruptions were not supported by the evidence.
- Harm to SafeLease and Customers – The Court found that SafeLease faced probable, imminent, and irreparable harm if Storable were allowed to continue to block its access to customer data. The evidence showed that SafeLease would be unable to provide tenant insurance services, which could permanently damage SafeLease’s business, reputation, and customer relationships.
- Storable’s Actions Were Not Justified– The Court found that Storable failed to justify its efforts to harm SafeLease based on its Terms of Service. Rather, the Court found inconsistencies in how Storable enforced its Terms of Service against SafeLease versus other third-party vendors, and that Storable’s actions were not motivated by any alleged breach of its Terms of Service.
- Restoring the Status Quo – The injunction restores SafeLease’s access to Storable’s software platforms, ensuring continuity of services for our existing customers while maintaining compliance with data protection standards.
FAQ
The injunction lasts through the trial of our case against Storable. Trial is scheduled to begin June 30, 2026.
Storable reinstated our Authorized User Accounts on February 21st. We expect to have all SafeLease functionality restored by February 26th.
SafeLease has API agreements with various providers of facility management software, including Cubby, SSM, and Monument. For insurance programs offered to customers who use Storable software, SafeLease administers the programs as an Authorized User under Storable’s Terms of Use. As the Court wrote in its February 19 Order: Storable’s Terms of Service authorize customers to “designate and authorize as many Users as you wish under the Agreement.” Consistent with the Order, we believe our offering of insurance programs to Storable customers does not require an API agreement and that our actions are permitted under Storable’s Terms of Use for our mutual customers.
SafeLease makes use of API agreements and Authorized User access with other facility management software providers in the self storage industry. Our view is that, to date, Storable has declined to offer an API agreement to SafeLease on reasonable terms that would allow us to continue to provide the low-cost and high-quality service our customers have come to expect. We believe that the Court’s February 19 Order provides helpful information that explains why SafeLease offers its insurance programs to Storable customers as an Authorized User.
It’s our view — and we believe the Court has agreed with our perspective — that part of your rights as a licensee of Storable’s facility management software is to authorize any user you see fit to access your data. SafeLease administers the insurance program only after you have authorized and approved our access in writing.
